Emmetsburg’s Ziegler Facility: Honoring a Legacy with Modern Enhancements

At CNH Architects, we pride ourselves on creating spaces that not only meet functional and safety requirements but also resonate with the community’s heritage and future aspirations. Our recent project at the Emmetsburg, Iowa’s Ziegler Co. Facility is a testament to this philosophy.

 

Concept and Inspiration

The updated facility serves the agricultural equipment community, offering maintenance, repairs, and parts supply. The building  was designed with a clear vision: to preserve the character of the original family-owned business, a landmark in the community, while integrating modern amenities and safety features. Another key goal was to provide a safe, accessible, and comfortable workplace for Ziegler Co. employees and customers. 

 

Functional and Safety Requirements

The existing building, which had been unused and unconditioned for a long time, required significant repairs and remodeling to meet modern standards. Key features included:

  • Site Drainage: eliminating standing water on the property
  • Modern Loading Dock: facilitating efficient operations
  • Concrete Repair and Upgraded Doors: ensuring durability and functionality
  • Accessibility Improvements: ADA-compliant spaces, hardware, signage, and pathways
  • Safety Enhancements: exit signage, lighting, fire extinguishers, and heated vestibules
  • Modern Components: including LED light fixtures, plumbing fixtures, door hardware, and insulated glazing for windows and doors
  • Functional Spaces: offices, restrooms, coffee bar, water bottle filling station, and customer service desks
  • Updated Systems: modern HVAC, electrical, and plumbing systems
Sustainability

Sustainability was also a consideration in this project. The building was updated to meet recent energy efficiency code requirements, resulting in improved HVAC systems, lighting, and thermal insulation. Many of the products used contained recycled content. The wash bay includes a flammable waste containment system, and the existing septic system was replaced with a modern one to protect groundwater and soils. Additionally, downspout heat trace and grade sloping were implemented to prevent ice-related accidents. Each Ziegler property is also prepared for future photovoltaic energy collection systems.

 

Challenges and Solutions

Working with unknown existing conditions is always challenging, especially with prefabricated metal buildings of this age. Without existing drawings, we adopted an attitude of discovery, collaborating closely with a dedicated team to adjust our designs as new conditions were uncovered during demolition and construction.

 

Technological Integration

While Ziegler handles the installation of solar panels independently, it’s worth noting their commitment to sustainability. A portion of the property is actively farmed by a community partner, showcasing Ziegler’s dedication to supporting the local agricultural community.

 

Future-Proofing

We conducted initial site planning to demonstrate the potential for future expansions. The east side of the property is farmed for corn, and the south side is an open yard that could accommodate future developments. Additionally, Ziegler improved the cold storage warehouse by adding new sliding doors and installing a floor slab, enhancing its functionality.

BURNSVILLE FIRE STATION NO. 1

CNH’s largest fire station to date, the City of Burnsville’s Fire Station No. 1 is home to a crew of all full-time firefighters and more than 44,000 SF with 10 apparatus bays. Firefighter safety was one of nine top priorities for the station. Multiple contamination zones and a designated de-contamination area will allow firefighters to keep contaminated equipment and clothing in the apparatus bay until decontaminated. Another priority in the design was firefighter mental health. A warning system that slowly ramps up with alert tones and lighting while only alerting responding staff ensures firefighters are not awoken in an abrupt manner. The station includes areas for relaxation with different lighting to promote natural sleep rhythms, as well as a yoga studio and meditation garden. Extensive firefighter training features including Firefighter 1 and advanced training elements are another highlight of the station.
