A prospective developer or business owner who wants to establish a new facility should take the time for through research of a site, both the property and its surrounding environment. Here are five things to consider when building a new development or facility:

- OPERATION
Among the first considerations, prior to going onto other questions, is if the site may need to be larger then originally believed, due to the need for sufficient parking setbacks and open space, as well as how one’s needs fit the site. A host of issues may come into play when one looks at how a new commercial or retail facility may operate, bringing us to our next point: Information.
- INFORMATION
Gathering current information – including local code requirements and development policies – is an important step while considering these projects. There may be many questions to ask, but the answers will bring about a wise decision.
- CONDITION
Before proceeding to purchase a property, a would-be builder needs to consider existing conditions. Even if a phase-one environmental study is done, a lot of things, such as soil borings and wetland review, would not be covered. Stable soils, such as sand, are preferred in the Upper Midwest. Too much peat and other softer materials do not provide the desired stability. Still another issue involves things that can be found buried on a site, such as debris – possibly including asbestos, solvent pollution, or abandoned wells.
- LOCATION
The location in which one is trying to build can, clearly, make a difference. In some cases, the traffic needed for a successful retail destination may come into conflict with local zoning and municipal and county standards. In other cases, lighting may need to be considered. Keep in mind: while a lit parking lot may be an important component from a safety standpoint, some neighbors may complain that they are bothered by the increased light.
- COORDINATION
As you can see, there are many reasons to work closely with qualified teams, such as CNH Architects, as well as the city involved. The needs of the owner should be understood – so that solutions can be worked out from start to finish. There are always going to be some issues that arise in the land-selection process. However, a team that includes experienced architects will be far more likely to achieve the desired outcome.
